The ADU 
Mod Container’s ADU (Accessory Dwelling Unit) offers strength – the sturdiness of a steel container – that integrates with the outdoor space via its 12’-wide accordion doors. It’s modular with a flexible interior design. 

The ADU is a perfect structure for a guest house, pool house, office, or modern tiny home. (Its 8’x40’ floor plan is supplemented by generous 9’5” height; all of Mod Container’s designs are based on the new “high cube” containers.) It’s a fire-resistant certified steel container that has the option to be welded onto a permanent foundation.

The 320 square feet are customizable, with plenty of room for a kitchen, dining area, living room, bathroom with shower, and separate bedroom. The front door can open to a custom-sized deck.

Kitchen
The base unit includes an integrated kitchen with full-size upper cabinets featuring shaker doors finished in white lacquer.

Drawers, doors, and sink feature brushed nickel hardware. The sink is stainless steel. The countertop comes in white or grey quartz, with straight or quarter-rounded edges. Optional upgrades include a tiled backsplash and under-cabinet LED strip lights.

Bathroom

Mod1.40 features a full bathroom complete with modern plumbing fixtures that come standard with a brushed nickel finish.

The base model includes: fiberglass shower pan enclosed with white laminate shower walls and door; LED anti-fog mirror; white vessel porcelain sink; and storage space for linens and toiletries.

Applicances
A stainless steel hood system and 3.5 cubic-foot under-counter refrigerator are standard in all container modules.

Optional features include an induction cooktop, microwave oven, and larger refrigerator.

Mechanical

The base model container comes with a mini-split HVAC system. This wall-mounted unit is capable of providing enough cold or hot air for the entire unit.

The system is tied to a condenser placed outside the building (with the option to be hung on a bracket welded to the container for easier transportation). All units’ bathrooms have a 50 CFM vent with exhaust, per code.

Plumbing
All container modules feature ABS drainage and Cross-Linked Polyethylene (PEX) pipes for hot and cold waterlines.

The tankless water heater system is mounted to the exterior of the module. Plumbing is installed to meet all applicable state and local codes. Bathroom and kitchen fixtures are brushed nickel (with other options available upon request). On the module’s side is the main connection valve, which allows easy connection to a city water main or a remote holding tank. Optional upgrades include a hydronic radiant heat system and an integrated solar water heater (recirculation/collection) system.

Electrical
Each module includes commercial grade flex conduit with #12 wiring and outlet/switches layouts that meet all U.S. state codes.

It also comes standard with a residential 100 amp panel, mounted on the exterior (upgradable to 150 or 200 amps). The module can be customized for an alternative panel placement depending on electricity source (overhead or underground).
Also standard are exposed LED ceiling fixtures; exterior LED sconces; Decora switches and outlets; and 15-amp GFI outlets in the bathroom, kitchen and exterior.
Optional features include a photovoltaic panel system and a wind turbine electricity generator. Depending on the needs of the site and city regulations, these systems can provide enough electricity for off-the-grid sustainability.
